The Kauai Real Estate market is Slumping Somewhat
Statewide, real estate is not doing especially well in the Hawaiian Islands right now. One of the hardest hit areas has been the Big island of hawaii which is down about forty percent in total sales and in avergae sales price per unit from this point a year ago...not great. On the other hand, the Kauai Real Estate
market is doing considerably better, at least as far as average home prices are concerned. Un fortunately, tital sales are down almost as low as the big island. As someone who lives on Kauai this is a big issue to me. I have never seen the Kauai real estate market this unsteady but i believe there will be an upspike very soon.
Even though overall house sales there dipped a similiar 40% level like the Big Isle of hawaii, Kauia had a seventeen percent increase in the median sales price from this time last year. All the while, Condominium
sales on Kauai dropped a jaw-dropping 41.7 while the median sales price took a steep 45 percent drop during that span of time.
In my own view, Kauai Real Estate will probably hold up pretty decent in the broad view, spurred by a relatively small amount of buildable land and stricter regulations of all kinds on property development overall in this county.
